Situated along Route 90 and just off Portage Avenue, two of Winnipeg’s busiest traffic arteries, this portfolio consists of two (2) separate transactions for the purchase of the Madison Square and St. James diversified commercial real estate assets. Madison Square features an established multi-tenant roster with over 30 different operating businesses providing excellent income security and diversification. High-profile tenants at Madison Square include Dollarama, Manitoba Liquor Mart, Moore’s Clothing for Men, Bank of Montreal and Pet Valu. The St. James Street properties also feature the strong national tenants including Mr. Lube, Wendy’s, & Tony Roma’s. Both properties also enjoy excellent locations directly across from CF Polo Park with the greater trade area attracting new tenancy commitments as evidenced by the recent lease-up and redevelopment of the nearby former Target store to tenants including Winners, HomeSense, and 24-7 Intouch. The combined assets are nearly 100% leased with new and expanded tenancy ongoing.
